A Day in the Life
The Director of External Affairs is responsible for shaping and executing the organization’s political strategy, with a strong focus on local government relations, strategic policy engagement, and coalition building. This role will also lead efforts to support the development of a new industry trade association and enhance customer communications on policy matters. The position involves close collaboration with various internal teams and external stakeholders to advance key objectives in real estate, infrastructure, sustainability, and emerging industry initiatives. The Director of External Affairs reports directly to the Head of Government Affairs.

Key responsibilities include:
  • Building & Leading the Company’s Political Strategy
  • Design and drive a comprehensive political strategy that aligns with the organization’s overarching business goals and ensures proactive engagement at local, state, and federal levels.
  • Work closely with senior leadership to identify strategic political opportunities, risks, and potential partnerships that can bolster the company’s market position.
  • Serve as the internal authority on political trends, guiding executive decision-makers on legislative, regulatory, and policy implications critical to business success.
  • Political Strategy & Local Government Affairs
  • Develop and implement localized advocacy plans that align with company objectives and drive favorable outcomes in key jurisdictions.
  • Monitor emerging legislation, regulations, and policy trends affecting real estate development, construction, infrastructure, and clean energy initiatives.
  • Trade Association Development & Coalition Building
  • Lead and support efforts to establish and grow a new industry trade association, including member recruitment, governance structures, and public policy priorities.
  • Cultivate broad-based coalitions and partnerships with local governments, regulatory agencies, community leaders, and other stakeholders to advance shared objectives.
  • Represent the organization at industry trade groups, public forums, and policy events.
  • Customer & Stakeholder Communications
  • Enhance customer communications on policy matters by collaborating with cross-functional teams (e.g., communications, development, operations) to provide timely, relevant updates on key issues.
  • Develop cohesive messaging and advocacy efforts tailored to customers, policymakers, and community partners in partnership with senior leadership.
  • Scaling Internal Efforts & Leadership Collaboration
  • Integrate government affairs strategies into broader organizational goals and initiatives by partnering with executive leadership.
  • Streamline processes to scale best practices and successful advocacy models across multiple regions and business lines.
  • Work closely with leadership to allocate resources effectively, prioritize initiatives, and build internal capacity for sustained policy engagement.
  • Government & Community Engagement
  • Establish and maintain relationships with elected officials, policymakers, and community representatives to generate support for organizational priorities.
  • Lead local and state-level outreach and engagement strategies to mitigate potential regulatory and public-affairs risks.
  • Oversee government affairs consultants, ensuring their efforts align with strategic objectives and performance expectations.
  • Organizational Collaboration & Leadership
  • Collaborate with cross-functional teams—such as development, construction, ventures, sustainability, and legal—to coordinate advocacy strategies and ensure alignment with broader corporate goals.
  • Provide leadership, guidance, and subject-matter expertise to internal market teams across the United States, especially in high-priority markets.
  • Brief senior management on political, legislative, and regulatory developments that may affect current or future business operations.

Building Blocks for Success
Required:
  • 8+ years of experience leading government affairs and community engagement strategies, with a demonstrated track record of building and executing comprehensive political strategies.
  • Deep familiarity with state and local policy processes, including zoning, land use, and development regulations.
  • Proven ability to build and manage relationships with legislators, regulators, and community stakeholders.
  • Excellent organizational, written, and verbal communication skills, with keen attention to detail.
  • Strong collaboration skills to effectively coordinate with internal teams, external coalitions, and trade associations.
  • Proactive approach to problem-solving and navigating changing policy environments.
Preferred:
  • Knowledge of, or experience in, land use policy, supply chain, logistics, construction, infrastructure is highly preferred.
Hiring Salary Range of: $178,000 - $223,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
